An Electrical Installation Condition Report (EICR) is a thorough inspection of the electrical installation of a property. If you're in need of an EICR completed on your property in Warrington get it touch now.
An EICR checks that all parts of an electrical system are safe and fit for purpose. Electricity is something many of us take for granted. Out of sight and hidden within the wiring in our walls, unremarked upon until something goes wrong. Because it is out of sight, we can often forget that it requires maintenance. Old and faulty wiring is one of the main causes of electrical fire in homes. This risk can be greatly reduced by having your property and its electrical system regularly inspected for wear and tear. If you are based in or around Warrington and would like to arrange for an EICR for your home, call Stressless Electrics.
WHO CAN PERFORM AN ELECTRICAL INSTALLATION CONDITION REPORT?
An EICR is an important safety check for your home and the person who carries it out must be reliable and experienced. An EICR should only be performed by a qualified and competent person. This is an electrician who is registered with either NAPIT or NICEIC and has therefore demonstrated their competence, experience and understanding of the complex regulations.
When choosing an electrician to perform an Electrical Installation Condition Report check that they are:
• Fully Qualified
• Are registered with either NAPIT or NICEIC
• Are experienced in performing EICR’s
• Are recommended by previous customers – look at their reviews.
HOW DO I KNOW I NEED AN ELECTRICAL INSTALLATION CONDITION REPORT?
If you own your own home, then it is recommended that an EICR is carried out at least every 10 years. If you are unsure when your home was last inspected, then there are some signs that your wiring and electrical system need some attention.
• Cables coated in black rubber. These were phased out in the 1960’s.
• A fuse box that has a wooden back or a mixture of different fuse boxes.
• Sockets mounted in skirting boards. These were standard pre-1960’s.
• Braided flex for ceiling lights.
• Light switches in a bathroom.
• Flickering Lights
• Intermittent faults.
All the above suggest an elderly electrical system that could present serious risk to your safety. You should book in an EICR as soon as possible if any of these are present.
If you are a landlord, then your property will need to have an EICR at least every 5 years. A completed EICR must also be in place prior to any new tenancy commencing. As a landlord, you are responsible for the safety of all the electrics throughout your property, an EICR covers the electrical installation and any hardwired appliances. If you have any freestanding appliances these should be tested separately. Stressless Electrics can also offer PAT testing services should you require them.
